NOTICE 06 — RELATED WORK

BATHROOM RENOVATIONS →

Kitchens are the main focus here. Some St Kilda homeowners also need bathroom work, and the same approach applies to it. You deal with Ivan Bodnar directly. He looks at what is already in the room, checks what the new finishes will sit on and coordinates appropriately licensed trades for any regulated work. Ivan has approximately 15 years’ personal renovation experience, and the bathroom runs on the same principle as the kitchen: assess first, then quote in writing.

SCOPE ON THIS NOTICE

IVAN →
Initial discussion, on-site assessment, written quotation and work within his lawful scope.

LICENSED TRADES →
Plumbing and electrical work, done by appropriately authorised specialists.

PROJECT-SPECIFIC →
Waterproofing, permits and approvals are confirmed for each bathroom.

NOTICE 06 / A

BEFORE NEW TILES:
WHAT GETS CHECKED ↓

A bathroom gets more water than any other room. If you replace the visible finishes before checking moisture, substrate suitability, service access and underlying damage, you can end up redoing work you could have avoided. The on-site assessment covers these points first.

01

MOISTURE

Signs of water getting in around the shower, bath, vanity and floor junctions, and what they may mean for the scope.

02

SUBSTRATE

Whether the walls and floor will take new tiles or finishes, or need surface preparation first. More on this in Surface Preparation & Suitable Materials.

03

SERVICES

Where the plumbing and electrical services run, how easy they are to reach, and whether any changes will need a licensed trade.

NOTICE 06 / B

REGULATED WORK GOES TO LICENSED TRADES

→

PLUMBING — Moving or replacing a shower, toilet, basin or bath connection is done by an appropriately licensed plumber. Ivan coordinates this work and doesn’t carry it out himself.

ELECTRICAL — Lighting, exhaust fans, heaters and power points are done by an appropriately licensed electrician.

WATERPROOFING — Requirements depend on the project. They are confirmed for your bathroom and handled by an appropriately qualified practitioner where required.

NOT OFFERED — Structural engineering, architecture and asbestos removal need an appropriate practitioner where required.

NOTICE 06 / C

WHAT AN INSPECTION CAN'T SEE

Behind tiles and under floors, an inspection can’t reveal every concealed issue. If Ivan finds something once the old finishes are off, he explains what it means and talks through the practical options with you before the work goes any further.

The right scope depends on the inspection. Permits, registration, insurance and licensed trade requirements vary from project to project. Contract, insurance and approvals wording is confirmed for each job. Ivan Bodnar is an independent sole trader and does not claim builder registration or trade licences.
