NOTICE 02 — ST KILDA KITCHENS

WHO DOES WHAT: IVAN AND LICENSED TRADES

A kitchen renovation involves more than one kind of work. This notice sets out which parts Ivan Bodnar handles himself, which parts go to an appropriately licensed plumber or electrician, and which work is not offered at all, so you know who is responsible before anything is removed.

SCOPE AT A GLANCE

IVAN →

Initial discussion, on-site assessment, written quotation and work within his lawful scope.

LICENSED TRADES →

Plumbing and electrical changes, carried out by appropriately authorised specialists.

NOT OFFERED →

Structural engineering, architecture and asbestos removal. These need an appropriate practitioner where required.

NOTICE 02 / THE DOUBT

CAN ONE PERSON MANAGE THE SCOPE?

→

It is a fair question. The answer depends on the job, and it starts with being clear about what Ivan does and does not do. He does not keep a permanent crew. You deal with him directly, and the parts of the work that need a licensed trade are identified early rather than discovered halfway through.

01 — Discussion. How you use the kitchen, and what feels worn, awkward or short on storage.

02 — On-site assessment. Ivan looks at the existing condition and services, and at whether a layout change would move plumbing or electrical points.

03 — Written quotation. Sets out Ivan’s scope and notes where licensed trades are needed.

04 — Coordination. Appropriately licensed specialists carry out the regulated plumbing and electrical work.

05 — Oversight. Ivan stays directly involved and responsible for his part of the work, including surface preparation and suitable materials.

REQUIREMENTS VARY / 01

WHAT'S BEHIND THE CABINETS

No inspection can reveal every concealed issue. Moisture, damaged substrate or old services found once cabinets come out can change which trades are needed. See What May Be Behind the Cabinets.

REQUIREMENTS VARY / 02

FLATS AND COMMON PROPERTY

In St Kilda flats, shared services, owners corporation conditions and limits on changes to common property can affect plumbing and electrical work. Read Apartment Kitchens & Owners Corporation Considerations.

REQUIREMENTS VARY / 03

PERMITS, INSURANCE, CONTRACTS

Scope, permits, registration, insurance and licensed trade requirements differ from project to project. Contract, insurance and approvals wording is checked for each job. See Terms & Important Information.
